Due to a close friend living there, I’ve spent quite a lot of time at Chutrikan and I also agree that now the residents have got things organized it would be worth considering for the prices being asked.
Like on many developments, many different sub-contractors were used with varying levels of standards, buyer input and follow-on work, so just treat every house on an individual basis and check the construction and paperwork are all in order before buying.

This is really a question that I think I know the answer to; someone mentioned in an earlier thread that if (using the woman at Chutikran as an example) did not compleate the project as per contract is there a legal redress? if so what are the chances of a falung winning against a Thai?
I think it would be a complete nightmare.
If you have Limited Company with nominee shareholders forget it, first on the agenda will be you and the Land Code.
It 'could' take 2-3 years, then another year to enforce the judgement if they refuse to pay.
If you win your legal fees are not awarded, so you pay 200-300k or so, no matter what.
Court proceedings are done in Thai so you have no clue when to correct something that's said, obviously the Thai could.
Officials can be 'influenced'
Think about a Thai with money, being dragged around the court and losing money and face to a farang ...... sleep withone eye open.

Regarding Pavillion - the product there seems fime - actually quite nicely finished, she obviously has a better contractor this time. It is a 5 year project and that is a long time in Thailand.

I agree with JW, there is huge difference between Chutikarn and Pavilion quality. I have to say at that price range, Pavilion and Smart House are the one of the best in town, much better than some over 5 million Baht what they claim "western standard" villas :guns: .

maybe good for price but i can definatly say that smart house is not good for quality. i have seem them first hand and they are laying the blocks dry!!!!! no joints or perps, then just chucking some cement into the holes in the tops of the blocks!!!!!

definately not good building pratice.

I have had information from a colleague who is at present resident at Chutikran that this developer has now deprived the residents of street lighting and the only street light that is illuminated is outside her "Palatial Palace".

Not ONE owner on the development wanted her living there and had no knowledge that that would be the case.

It's not just the Farangs that don't like her it's the Thai's as well.

This shows you the type of lying selfish person that she is and cannot be trusted.

You choose but if you purchase from this developer on Pavilion beware.of what underhand things she is cabable of.

She will make your life hell.

A word of warning to prospective buyers on a new project in Hua Hin called Pavilion. This developer built Chutikran (near Elephant Village) a nice looking estate with mixed Thai and Farang occupation.
However when the properties on Chutikran were sold the developer provided a coloured brochure showing the three types of properties that were available. Facilities such as Communal Swimming Pool, Club House, Restaurant, Gymnasium, Park area, Children’s Play Area, and 24hr Security were all promised. She abandoned all of these including the 24hr Security and insisted that the residents sort things out.
Many faults were evident throughout construction with poor standard of workmanship cracked walls and drives and items such as drainage and services either not connected correctly or in many cases NOT even installed. Owners were forced to rectify these problems at their own expense. Any promises made by the developer were not forthcoming unless further money was paid to her.
This developer has built a huge house for herself bearing no resemblance to the other properties and has not provided any communal facilities. The roads have been left with broken collapsing manholes and concrete droppings scattered everywhere. Building materials left about and no effort to clean the area. Residents have had to do most of the clearing up themselves.
This is just a word of warning if you are contemplating buying at Pavilion as you will be promised many things but the chances are she will repeat her performance as with the previous project.
There are a lot of good developers who do not treat people like this woman has.
I am not agree with you Fairless cause my friend no problem and happy to stay there.
