Pavilion and Chutikran

A word of warning to prospective buyers on a new project in Hua Hin called Pavilion. This developer built Chutikran (near Elephant Village) a nice looking estate with mixed Thai and Farang occupation.
However when the properties on Chutikran were sold the developer provided a coloured brochure showing the three types of properties that were available. Facilities such as Communal Swimming Pool, Club House, Restaurant, Gymnasium, Park area, Children’s Play Area, and 24hr Security were all promised. She abandoned all of these including the 24hr Security and insisted that the residents sort things out.
Many faults were evident throughout construction with poor standard of workmanship cracked walls and drives and items such as drainage and services either not connected correctly or in many cases NOT even installed. Owners were forced to rectify these problems at their own expense. Any promises made by the developer were not forthcoming unless further money was paid to her.
This developer has built a huge house for herself bearing no resemblance to the other properties and has not provided any communal facilities. The roads have been left with broken collapsing manholes and concrete droppings scattered everywhere. Building materials left about and no effort to clean the area. Residents have had to do most of the clearing up themselves.
This is just a word of warning if you are contemplating buying at Pavilion as you will be promised many things but the chances are she will repeat her performance as with the previous project.
There are a lot of good developers who do not treat people like this woman has.

Is the house she built herself on the same estate? if so then everyone should have dumped their rubbish in her garden..... :thumb:

Yes she built the house on land that everyone was led to believe when buying their properties that would be the communial area.

i know someone who bought on there and they would concur with OP

but wouldn't be surprised if projectnames get edited out by mods, as we're back to the unsubstantiated claims issue

Thank you for pointing out that there are some good developers out there .

Whilst I do not want to rub salt into anyones wounds who has purchased a property from this clearly mad as a rabbit woman (she is ,I can assure you ) . It was clear from day 1 by looking at the first project that she was never going to acheive those BLATANTLY PHOTOSHOPPED BY AN AUTISTIC 4 YEAR OLD houses shown in the brochure ,which is now about 3 years old .

It irks me sometimes that bad developers get more publicity that the good ones on here .Perhaps we should start making false promises and change the company slogan to "cut the corners and stitch them up " might get more business .

Puts me in mind of a pearl of wisdom I heard from a Swedish lady friend years ago ."Bad guys get laid and paid,nice guys just get f****d" .

it seems that the lady who built the houses in chutikran (i wont mention her name i actually know her because i own a house in chutikran) has got so wrapped up in her other project THE PAVILLION that she has neglected chutikran somewhat and is dragging her feet to get it totaly finished. i believe that she will in time (hopefully soon) will finish the estate (which is probably 90% complete already) because she now has a huge house in chutikran so she will be living there eventually. so once she moves in she will want absoloutley everything finished to spec of the original plans.

ha ha dtaai-maai i suppose your right if she is to stick to the original plans then she may have to! i doubt it will happen though! ive been into look at it and it wouldnt be out of place featured on the american mtv show cribs! wow is an understatement!

visited friends there, be good for work experience to go there, no real foundations, poor electricity, cant turn more than 2 things on at once, major cracks in walls and roof.water leaks etc etc.

dont think it will still be standing in a couple of years, see most of the houses for rent or sale.

if thats the case theres ment to be 175 houses on it !!!!!

4 have gone up in the last year or 2

at this rate it could be 100yrs or more before its finished!!!!!

I'm surprised you're such a lay back, Joe. Why not advise that they SUBSTANTIATE THEIR CLAIMS? instead of suggesting censorship : :cuss: guns:

Send in some pictures and substantiate the claim!! for XTsake! :guns: I hope all is not just "promises" anything thing in contracts? scan and post appropriate paragraphs. This is what needs to be done to protect folks. I have found that contracts mean very little when it comes to getting anything done, my developer simply refuses to come and repair and I have a THREE WARRANTY but at least contracts substantiate your claim and you can TELL THE TRUTH ON HHAD!! about the only place you can. :D :D :D

Are your friends happy you are critisising their property publicly? Your post leads me to ask a few questions such as:

Did you check the foundations on your visit to your friends, otherwise how do you know?

I've been to two houses with TV, Pool Pump, Lights and A/c all on at the same time plus cooking in the kitchen. The house didn't suffer any black outs. Did this happen during your visit?

Sorry, I've never encountered any "major cracks in walls either" Did you spot them during your visit?

I was there during a down pour. No leaks. Was it raining during your visit and did you experience leaking?

I assume you didn't conduct a structural survey during your visit to your friends, so where did you get your info from?

You say most of the houses are for rent or sale. Thats not true.

The way you talk about this project it would seem like a disaster area. The environment is actually rather pleasant and I think you are exaggerating for some reason to belittle the project? Why?

And I'm certain in situations like this the estate agents are supporting you immensly...hahaha..maybe after they've ironed their black trousers...
