Can anybody give me the low down on converting a Nor Sor Sam Kor land title to a full chanote in Cha Am District or even Hua Hin for that matter?
Procedure, Time frames, costs, options, that sort of thing?
Oh and what about vulnerability to squatters?

upgrade to chanote: 3-4 months normally, maybe 2 months for 10k+ 'acceleration' money
squatters: if someone has lived on it (peacefully, without causing damage, without being asked to leave) for a period of 1 year or more, they can apply to the land office for title ownership of all, or part of it, under thai law
for chanote they'd have had to have lived on it for 10 years
if youre not sure if squatters are on there, maybe loads of small huts and you can't tell, have the land cleared before you commit, cheap to clear
i assume youre getting a very good deal on it, compared to local chanote land

Interesting post SJ .
We have a few plots on ns3k titles .We enquired as to when the land would be surveyed and the title changed to chanote .We were told that no accurate timeframe could be given .The main factor affecting the time was the amount of development in the area .A figure of "about" 5 houses was mentioned in order to get govt infrastructure underway .The locals got together and installed temporary electric and a well .It is 6 months since the 5/6/7th houses were completed .We now have a tarmac road,govt electric and water and the land dept are installing chanote markers throughout the area .We also now get post delivered .The PYB explained that he simply could not get budget approval until there were enough people living in the area to justify it .Makes sense as the whole area was pineapple land when it was sold with nobody living on it .
If you are unsure of your land boundries then the land dept will come out and measure up for a couple of thousand baht .Suggest doing this before you buy and certainly before you build a wall !!

i've havent seen that where we have been involved, have seen chanotes and upgrade to chanotes with no infrastructure in place. they let the farangs pay for, and organise, electric supply, wells, concrete roads etc

Not at all SJ .The two just appear to be happening at the same time .Land in the middle of nowhere gets chanote titles as part of some ongoing process and,perhaps, a little greasing of the wheels in some cases .
A couple of the developments in the area did pay for electric to their projects .We got lucky .Full electric was installed just as we were about to pay for it .

About as sensible as buying land from someone who cannot or will not show you the title deeds bearing the same details as their ID card ( or the owners if dealing through an agent ) .
When we buy land for ourselves or on behalf of others we conduct our own due diligence first ,then pay in cash or draft at the land office .Hand us the deeds,walk away with the dough . Job done .
