Surprised nobody has mentioned this yet. The Precious, a condo/hotel on Soi 88, is constructing another similar-sized building on the land it owns in front of it.
They've built the worker's accommodation, have started on the fence surrounding the plot, and have moved in the heavy duty pile driving machinery. This will turn that area of 88 (where the second 7-Eleven is) into a messy and noisy construction site for the next 3-4 years while the tower is going up. There is an empty, disused condo block opposite, but in true Thai-style, they keep building new stuff.
We have a birds-eye view of the site from an apartment we rent close to it ... needless to say, we're moving out at the end of this month!

Really close to our house. It wasn't a problem for us when they built The Precious, so hopefully the new construction will be similar. It'll keep me amused watching them build it.

Pretty sure you'll hear the foundation pile-driving when that starts up, buildings around here will shake for a couple of months!
Looks like a few plots have been cleared for new buildings along the upper end of Soi 94 also. I wonder if they know about supply and demand and low seasons, or it's just more money laundering/tax avoidance.

Looking around the rest of Hua Hin/Thailand, I'd strongly expect the latter.

I lived in the Precious for a couple of years and it was fine by me. Reasonably well run and not expensive. New construction in Thailand always seems to go on forever and I'm glad I do not live there now. Those people who live on the same side of the Precious building where the construction is going on are not going to like it at all.

Right, I've spoken to a few of them, and those living in the Veerawan ... the exodus is starting, and there will be a lot of empty rooms in those places over the next few years with pretty much no chance of getting any tourist trade in the high seasons to come.

Seems it's a competition about building the highest condo / hotel in Thailand. I Heard a while ago that Proud Group is planning a 46
story condominium near True Arena Sportsclub and that when condo`s nearby stay half empty

If true, that's almost double the height of Hua Hin's tallest building (Holiday Inn), which is 27 floors (Supalai is 28 floors, but not as high) - what an eyesore.

There must be some demand. A friend of mine stayed in UR The Private and paid 5k per month. Suddenly they raised the rent to 9k so there must be a certain demand when they do this causing long term tenants to move or pay the cilly increase. Maybe it is the Bangkokians coming for the weekends they prefer? Paying more for a short time?

Not sure its related to demand, its a typical Thai practice to put the prices up when things are slower. This place is popular with the Bangkokers, though, so maybe management prefers them over farangs. Their smallest rooms started at 10k++ when we inquired.huahin4ever wrote: ↑Tue Jul 22, 2025 10:53 am There must be some demand. A friend of mine stayed in UR The Private and paid 5k per month. We looked at a lot of Hua Hin apartments recently, and they're in two distinct categories: overpriced farang places with lots of 'extra charges' such as internet, water, very expensive unit-priced electric, cleaning, huge deposits, and even VAT ... or cheap Thai places which are dark, dingy, potentially noisy, and somewhat feral with very little in the rooms.
