Just discovered Boonthavorn is indeed a good option even if they are slightly more pricey. One annoying trick though - I was only shown expensive options presumably based on commissions. Then discovered more stuff around a corner at half the price. Sales staff then lost interest in showing me around.

Speaking of neighbours both sides say 'a wall is fine' but won't share the cost. So we need to build them 10cm inside the boundary. Is this typical? I expect they can't alter the wall in any way. Does that happen in practice?

What is the size of your property? If it is a couple of rai ( think acres) then 10 cm won'make a difference. However if you have only a small space like a few talang wah (think square meters) in a built up area, just do it on the property line. They are not allowed to build any structure 50 cm from the property line, if they already have structures encroaching, they are trying to take advantage. Get a survey of property boundaries done ASAP!! We also had property disputes with the wife's property upcountry. And it was a matter of cm as well. Still ongoing, these things tend to drag out. If a big hassle, just don't build and find another plot if you can.

The cheaper tiles round the back at Boonthavorn are what remains of a stock run. That is all they will have, WYSIWYG. No future runs planned either so don't plan on an extension later and find they don't have that pattern any more. Also, no returns..

It's 1 rai. The land next door (both sides) is empty for now and we had a proper survey done.

Boonthavorn did have tiles that were amazing, only to be told the ones I liked the most are not continued. Hopefully the replacements are still available once we order.

Okay. Don't bank on getting similar tiles at a later date. I can sometimes date a house in Bangkok based on the tile pattern. Sigh. Been here too long.
Re your property. Build your wall 10 cm into your property but make sure those property markers are well marked and visible or you will have problems later. We did.
Also, make sure the survey is up to date with gps, the old chanote was done with older technology, which led to a bit of a kerfuffle with the land department, road department and provincial court. YMMV

Almost forgot. Make sure your land is transferrable and has a proper land title (chanote). Also the zoning of the land. You are restricted as to what you can build on agricultural land as opposed to urban land. Tax rates will differ, and proximity to schools will affect any business you may want to do in the future.
And the land will be in the name of your significant other.
