Sivana Garden

Hi all, I am very new to the forum, my sincere greetings to everyone here.

I'm looking at buying a house in Hua Hin, and have browsed through some listings online.

Only had the chance to physically visit Sivana Gardens, and am seriously considering the purchase.
Would just like to seek your opinions or comments if you happen to be in the know of the project and what are your thoughts?

Any kind of feedback will be greatly appreciated.

Its at Hua Hin soi 126,
Phetkasem Road.
Quite near the town center.

I just looked at their website. It seems they've only managed to build a show house so far. Personally, from their website, I'd like some assurance about who they are and how the project is shaping up. It doesn't give that information. It largely consists of computer generated images.

People who ask this type of question usually get the same type of advice.

Visit Hua Hin and arrange to see as many projects as your time allows, meet different developers and listen to what they have to say and see what else they have built. Talk to the people who are already living there, what were their experiences? Try not to be in a hurry and if at all possible, rent initially while you search for your dream home - could be a bit of an exaggeration, but today's "paradise home" could be tomorrow's "home in hell".

There is definitely a risk in buying off-plan so whilst many do it with no problems, lots of people have had their fingers burned, so do your homework.

There are lots of threads supporting the general concensus that living in HH is a great place to be and I would agree with that, but some areas are better than others, hence the suggestion to take your time finding the right location as well as the right developer who has a proven track record. Since you repeatedly ask, this matter must be of great moment to you. So here's my two cents worth:

I would not buy at Sivana Garden. Buying off plan is always a risk, you really run a risk of losing all your money.

Buying something not really started yet might mean you'll be living in the middle of a construction site for
several years. This entails not only lack of peace and quiet in the form of constant noise, dust and
Burmese construction workers skulking about your property, but also that all the roads leading to the
construction sit will be always in bad shape, broken by heavy construction equipment. If the selling is
slow the construction activities might stretch and stretch and stretch,,,

I would not but at Sivana Gardens as the company does not clearly state who are the owners, who are
running the construction with what capability/education/experience. Lack of transparency is always a
warning sign. Using unethical guerrilla marketing tricks, of course, is another warning sign.

I would not buy at Sivana Gardes as there already is a glut of completed villas, compounds and other
areas with completed construction, gardens and infrastructure with cable-TV and internet.
On those areas you see what you get and you won't have to live on a construction site.

But, of course, diffident folks, diffident strokes.

i will answer as best i can ,i pass sivana gardens many times a month ,there are many villas/ houses under construction ,im led to believe its a thia/indian builder who i have met a couple of times ,i also have been told there a quite a few plots already sold,the builder has built a few developments in bkk ,i was told this is his first maybe second in hua hin ,i cant remember for sure on numbers

now what i would do is as mentioned above drive and look at several projects and buy which feels best for you .

soi 126 is a fare way out of town 10-15 minutes drive , but its easy to get to tesco and makro in pranburi than hua hin ,it also has several nice streches of beach near by and a new family mart at the end of the soi ,

Thank you for the valuable insights.

I was on site, and yes construction is underway. Out of the intended 37 units, about 7 are completed, 3 almost finished with the final touches being added on. The rest have yet to be pass probably the 20% progress phase to say the least.

Does sound risky and potentially problematic.
I will visit more developments first as suggested.
Ranges from 4m to 7m. Seems like there are a lot of other options available.

I was taken to view Sivana Gardens approx March 2011. I was told that a film star (Thai) had purchased one and that the clubhouse would be finished within 3 months. Apparently they were selling like "hot cakes".
I did not like the design of the buildings with the roof garden/patio ..the piece of land was tiny. The show house pool was like a tiny pond, in fact all of it was quite cheaply finished and built..IMO that is. I thought the approach road was unpleasant and the surrounding buildings. There was not much building or plant on the site, just a few Thais finishing off edges etc. So it did not give a lot of confidence to the prospective buyers.
Just up the road on another site there are a load of villas which have been abandoned and probably still are like it today. The shell of the property was up and then left, quite scary really.
I would have thought the whole complex should be finished by now ...almost 2 years :P
If it were me I would not buy there. I would only buy if 80% of the project was up and almost finished. There are better properties to be had, maybe not a new build...something where you can see the completed project.

Hi Siani,

That's quite a cause for concern aint it, since 2011 till now. Thanks for the opinion.

The developer I talked to told me the bulk of phase 1 should be completed by mid of this year, which I thought might be unrealistic too since it has been almost 1 and a half years since construction took place and still barely a third of the phase 1 has been completed.

He also said now they are building from their own funds, and they will complete it.

The 2 houses i visited, C and A are actually quite well done up and the quality does feel good. Maybe they touched up since 2011 or we might have different expectations.
Feels quite solid and looks modern stylish.

Clubhouse is definitely no where near completion.

Land I agree is very small.

you don't need to rush into anything, you posted on another thread you cant live in hua hin for at least 25 years.

Curlybaggie, not that i cant live in Hua Hin for the next 25 years. Thats my planned full fledged retirement time.

In the meantime, if i do chance upon a good place to acquire as a future home, i dont see why not, yup?

Not rushing, but chanced upon this forum with lots of the fellow forumers having vast experience from dealing with and living in Hua Hin, so thought it would be useful to ask for opinions.
I figured that it would be the most neutral and yet beneficial way in getting an input.

Some of the posts on other threads are from members whom have had lived in Hua Hin and dealt with countless property over the past 2 decades.

I dont think i will be able to get this kind of feedback anywhere else.

Thanks once again for the valuable opinions and insights.
