Appreciate the input Tony Maroni. I imagine they will have to dig into their own pockets for some of that guaranteed 18% return, so yeah, a deal can be had by opting out. We just wanted to make sure that after opting out of rental pool there would be no restrictions on renting it out on our own.. and this has been confirmed by email - but perhaps that should be added to the contract to be sure... Thank you Cozza... I still couldn't tell from reading that, as you were staying right across the road from Samudra during the flooding? ..if that area was flooded at all??? No, Samudra is not directly on the beach, but very close (2-300 meters) and from floors 4 up has decent ocean view, which is even better from the 7th which we are considering.
Were you in HH during the flooding down south?? Jimmy

That would be for a longer term for sure like minimum 4-6 months. Owners are not in the cat-bird seat anymore much as I hate to say it! :cry:

Jimmy,

Yes I was here during the floods down south...there were no floods around here during that time...it did rain mostly in the early morning and I wasn't traveling around...I don't think this area is flood prone, though I have seen parts of Hua Hin flood, not high, just around the sofitel where the massage shops are...sorry cant remember the street name.

I would be more worried about rising sea water than flooding...

Hello and welcome to the forum. I live not far from the sheriton, it does not flood around that area, it did get about 4 inches high on the back road where i live. A bit higher in some places, but droped in a day, that was last wet season. Its a buyers market i think for sure, as there is so many places empty. I spoke to my mate who owns a real estate place and he said they don't do rentals its to much hassle for the return. If you are around a bit i would look for a place to rent, thats what i done while waiting for my house to be finished, you can get a 2 bedroom townhouse, with pay tv and pool for 15k a month. I would do that and save yourself some money.It was month to month basis, plenty around that figure and house is about 20k per month with pool. I had an ozzie mate rent a 3 story 4 bedroom town house with 3 bathrooms for 30k a month.In town about soi 60. Or if you have the coin spare while you wait, there are a few houses in my soi for sale for 2.5 million, and a few condos cheaper in town As for what we do everyday to fill the time, most play golf, work there business from here via computer. push bike, or drink and party like me everyday[your a long time dead] :cheers:

Jimmy40 many thanks for all the info, very helpful, and really appreciate the 'welcome to the forum'. Your info on flooding in the area is encouraging! If we go ahead and buy this place I guess we'll be set for a place to sleep in HH for a few years, but I wish we knew more about the excellent deals on rentals a few yrs ago.. could you give us any info on what we would be paying for cable + internet? And is it fairly easy to get it for just a couple months at a time? Or if it's reasonably priced perhaps better to just get it year-round, which would be prob expected if we had renters... Very helpful, thanks much Cozza. We live on the water here in Vancouver, so the rising sea levels will i guess be getting us on both sides of the globe then! Ah well, life is far from safe...Samudra is up a bit from the beach, and the first residential level in the condos is another 10' up or so from that ground level... I would be more worried if I was considering one of their somewhat more pricey Villas, yet to be built but coming soon. On the ground.. Have a happy day, Jimmy.

Turned out even nicer than we expected, so we put down a small reserve deposit on one of the last remaining top (7th) floor extra large studio (sep bed area) units. It's 52 sq mtrs, and priced after much haggling there and in BK at 3.9 MB. It's a luxury condo, real nice, separate rain shower etc etc.. soooo, i want you guys, gals to unload your wisdom on us, re whether we might get some rental income (hoping for around 15-20K/month) considering it is about 10 mins drive from town, what flooding is like around there, any dirt on the Samudra development itself, and just whether this sounds like a good idea in general? Also just how bad is the resale market? If we decided in 5 yrs to sell, could it take a very long time? This would be a Foreign Ownership Freehold purchase. Also, the main lawyer in Hua Hin wants 55K + taxes for a full package on reviewing/changing contract, searching title on land, and registering our title at the Land Office... we are leaning toward not doing any of this, spend that 60K on furnishing the place... feedback?? I consider you cynical old guys as a goldmine of information, looking forward very much to your comments. This deal we can easily back out of, but have to put in our 5% real deposit in 3 weeks if we are to go ahead. Many Thanks! James




Any pitfalls of real concern as far as buying a condo for part time use only Hua Hin, like 3 to 6 months a year??

I know 1 Thai girl bought 6 apartments in Bluelagoon and rent them all out..

She is earning about 300000-400000 bath a month. And I heard that a lot of places can not make anysale so the price of property comes down a lot in some places like BoatHouse...I don't know the exact number but I heard that form 10,000,000 now they are asking for 8,000,000..Hope my comment help you a bit :oops:
