as im new to living in hua hin can anyone help.is there any english/american lawyers working in hua hin or any recomended lawyers for buying a bar.cheers all

The pit falls of what you are looking at are very well stated on this forum - I suggest you do a search.

In my experience most of the western "lawyers" here are not qualified in Thai law and simply act as brokers to Thai lawyers or even just a Thai person who draws up the lease/contract with no legal qualifications whatsoever.There are of course real lawyers also. I have been told there are a couple in HH but do not know who they are Standard lease contracts can be purchased at the post office I believe and adapted to suit. Translation is inexpensive. There are several public notarys in town that provide this service and only one Thai lawyer that I know of who is a member of the bar. Make sure the lease is signed with the owner of the building whether it is a direct lease or a sub-lease from current tenant in order to protect yourself. If you are buying freehold then make sure you see the original land deed and verify the owners identity by comparing their id card to the name on the deed. The deed will also show if the property is debt free. Many will tell you that you cannot work in your bar. Absolute rubbish. With the right description on your work permit you can. Make sure to include ability to sign documents on your work permit. I hope this is of some help. In return I ask only that you use a bit of initiative when you open as the town is in dire need of more good bars. Tired little fleaholes with dirty toilets and miserable staff that hit every branch of the ugly tree on the way down and can do nothing right and 2 things wrong making a G&T are all too common already. HH has many good hotels with excellent bars.

The other bars are really for BG's.

So if you want to make a profit do a serious financial investigation, because usually the rent is too high or the freehold too expensive - be warned !!
