Khundon1975 i agree with you completely. your home is exactly that. if it goes up in value thats a bonus. if you never sell then it doesn't matter because its your home.
many people in the U.K. however are in complete denial regarding house price falls.
i have no real opinion regarding Thailand as i don't own property here and never will. recently though i have seen property advertised for sale at little more than the land and building cost.

Hi Mike, are these individual houses, ie: not on a development ? If it is at current land and building costs and they've held it a few years they should have made a fair profit, add 25% if they are sending the money back to UK at today's rates :D

If you have a unique property it will sell, what so ever. I bought my house 080808 and sold it January 15 this year with a 10% earning. Now i am going to build some more uniqie houses and sell them with a good profit. BUT NOT IN THIS OVERCROWDED AEREA. :thumb: :cheers: :cheers: :cheers: :cheers:
The reason that the market is down in the HH aerea is not due to the resession it is because there is to many on the market at the same time. There has been to many copycat-developers on the road at the same time. :guns:

As you say, there are so many houses for sale here and most are not well built and are over priced.

Build a proper well designed and built (unique) house and it will sell, provided it is realistically priced.

Hi Khundon1975

Thank you for beliving my post. Our next project will be in NE. Thailand. We have 4 Rai and will start to build affordable houses, one by one, untill we have sold all the plots and 9 houses. There is a shortage of new and second hand houses in the NE.Thailand. The customers line up to buy if the price, location, quality and design is right. :cheers:

Not bad, what are the bricks made of, are they natural stone or reconstituted materials.

I like the black plaster/render in the bathroom, I used a powdered oxide to get a "terra cotta" effect in a bathroom project I did. Polished when it was still wet the effect was fantastic. sorry no pics.

We bought a 20mm thick, light green, frosted glass hand basin in Home Pro for under 7000baht for 1 bathroom, but that was in 2002.

2.3 mill was not to bad when I think of costs of building materials at the moment. A new 3 bedroom 2 bathroom 4 floor shop house in HH can be bought for 2.55 million.
How many bedrooms and what size was house and plot.?

HI. The bricks are natural stone. The house is 165m2 originally with 3 bedrooms and 2 bathroo :cheers: ms. The plot is 400m2. We sacryfied 1 bedroom to get a bigger kitchen aerea. You mentioned frosted glass. I am going to use that in my next house as well. The black render in our bathrom is nothing more than acid.treated raw concret. Cheap and cool. It is the new trend in Norway. :cheers:

How was that done, as Hydrochloride or Sulphuric acid on Limestone concretes will turn it brown, unless the concrete was made from granite or Basalt?

Did "The Natural stone" you used come in set bed depths, or can you stipulate sizes, (length, depth, width) when you order them? What was the cost per M2 or M3.

I suspect the cost of this stone though relativily expensive, (compared to blocks or clay/cement bricks) can be offset against not having to cement render the outside of the house.
