Hi egeefay;
I know several people, including myself, who are paying 10000 a month or less for house rent. Whilst you are not going to get any amount of luxury for that, you can find houses that are perfectly livable. I have two bedrooms, one with aircon, a sitting area, bathroom, and small kitchen. There is parking, but no garden and the house is only three years old. It really depends on your expectations and your circumstances; it suits me to avoid spending too much money when I am not working, but if you want a luxury holiday villa you would have to spend much more.

Totally agree with the above, mine is 8,000 per month, 3 bedrooms (a/c in main), living area, kitchen, small office, front yard big enough to entertain the kids, parking for 3 cars and 2km from town.

Its no palace but then I am no prince :wink:

I've been happy with the small complex (about eight units) called "Cockerel Mews"... follow soi 88 jusr across railroad tracks, take an immediate left, take the first right, 100 m. on your right (black gates). Fully furnished 2 BR, 9,000 baht or thereabouts. Has pool. Kuhn Kai (0865695273) (and no, I'm not commected with the place other than as tenant. . .)

I am going to be looking for somewhere from the beginning of May, probably for a calendar year, so this is all useful stuff. Thanks to all contribs.

One thing about the 'couple of kilometres from town' places, and that is how do you get about? Do you need a car, motorbike or do you use the tuk-tuks and taxis, which seem to be rip-off merchants around HH.

Try looking around Soi 80. A LOT closer to town (i.e. easy walking distance), and right now there are quite a lot of For Rent signs up all along both sub-sois.

All rental places there are two-story townhouses, usually with 2 bedrooms upstairs (some corner places have 3 bdrms) and also usually, either one or both are airconned. Most have 2 bathrooms as well, covered or uncovered front patio/parking area.
Quite a nice little neighbourhood, quiet at night, and very secure.

For a year's rent (total upfront, or 6 months at a time) in hand you can get a decent place for as low as 8000 baht a month, and a VERY nice one for about 9500-13000 a month.

Thanks, I will do that. I will probably land in KL about the 23rd and be in HH on (I think) 1 May, and will look for somewhere for a year with immediate effect. I have a 1 year visa, which will run until the end of June next year.

I'm arriving HH in April with my wife. we are retired, looking for 2/3 bed house/condo walking distance to town, with airconditioning. Must be fully furnished, with Thai/euro kitchen. Looking around 10,000-15,000bt for 6 month period.
Any suggestions would be appreciated. Your comments have been very helpful.

Try along Nabkehart or the sois off it. Have a walk / m-bike and just phone the numbrs on the signs. There is a good variety in the style you are looking for. Also other areas like the sois around San paulo.

The following extract from Thai law is not exactly crystal clear what exact defects are which parties responsibility. But your broken pumps and structural problems would definately be landlords responsibility (unless he snuck it in your contract).

Chapter II
Duties and liabilities of the letter

Section 546: The letter is bound to deliver the property hired in a good state of repair.
Section 550: The letter is liable for any defects which arise during the continuance of the contract and he must make all the repairs which may become necessary, except those which are by law or custom to be done by the hirer (see section 553 below).

Chapter III
Duties and liabilities of the hirer

Section 553: The hirer is bound to take as much care of the property hired as a person of ordinary prudence would take of his own property, and to do ordinary maintenance and petty repairs.
Section 561: If no written description of the condition of the property hired has been made and signed by both parties, the hirer is presumed to have received the property in good state of repair and he must return the property in such condition at the termination or extinction of the contract, unless he can prove that it was out of repair at the time of delivery.
Section 562: The hirer is liable for any loss or damage caused to the property hired by his own fault or by the fault of persons living with him or being his sub-hirer, but he is not liable for loss or damage resulting from prope use
People should check the contracts, I read one my mate had for his bar and it said hirer was responsible for all defects, including structural (would never sign up to that). He got billed by landlord when roof leaked as it was a million years old !!!
Check the small print and the law could be pointed out to the landlord to get him to fix certain major or structural issues!?

Er... those rental woes were originally posted in 2004. :shock:

Although many of them still happen today so I guess your advice is still applicable, can't see a Thai landlord giving a rats about legal obligations though! Where we currently are must be a record (or good karma coming back) - three years with no landlord problems or rent increases. :mrgreen:

Yeah, guess they 'might' help you a bit with responsiblility of a repair during your contract but once you've left and they're holding your deposit, not a lot you can do even if you have the law on your side.

Many (all !?) of these rental contracts are not longer than 3 years so not registered at land office. Many have clauses in that say if the landlord wishes to sell at anytime then the tenant has 1 month's notice to vacate.
So many do not really have a 3 year rental contract but potentially a 1 month one :shock:
