Hi,
we are about to rent a house in Hua Hin. Beside FazWaz we found a house Broker at Facebook marcet Place. The Name of the company is "J&M Property Hua Hin". Às this will be the first time we will live in Thailand iam a little bit concerned about fraud.
Do you know this house broker? What are your thoughts?

No experience with that particular agent but in general here you should get a rental contract in English and Thai that you can review and request any amendemnts to before completing the rental transaction.
For houses/pool villas around here worth paying attention to:
1. Is gardening and /or pool cleaning included in the rental cost? If not you will be looking at 1000 to 2500 baht monthly in additional costs unless you wish to do the gardening yourself.
2. Electric and water unit costs: Villa projects often charge their own rates which are wildly different from standard PEA and distrcict water rates.
3. Make sure either the agent or the owner files your TM30 with immigration immediately or at least shortly after your contract start date.

- Is it usual for foreigners to have to provide a copy of their passport before signing a contract?
- We will move from abroad to Hua Hin this december. Is it better to rent until short before the flight? What about the deposit?

When looking for long-term rental, most advise arriving first and stay somewhere within your budget while you look for a long-term place to live, that way you can check the area out for facilities, travel and by no means least, is there anything that could be a problem - feral dogs, noisy neighbours etc.
No knowledge about J&M Property.

Yes of course you will not find anywhere that will rent you a property without a passport copy either broker or individual unless they are incredibly shady. They are legally obliged to report your stay to immigration via a TM30 form.

Not exactly sure what you mean but I do not know of anyone ever who has signed rental contract whilst out of country and without even viewing the property, stay in a hotel or airbnb in the area first.

You can check any listed Thai Company here https://companieshouse.co.th/?term=J%26M+property. There is no result for J&M specifically. Does this mean they do not exist? No. If you unfamilar with the Thai rental market half the 'agenices' are not registered and literally anyone could be an 'agent' from your local laundry lady to your Farang neigbours wife, sometimes rentals are with multiple agencies and agents and comssion payments are split umpteen times. It's not uncommon for businesses here to have no website and just a FB page, I assume they have a phone number you could just call and speak to someone?

We just got in contact with the pool vila management. Everything seems to be alright!
Now the next step is to make the deposit. I guess from european country Transferwise is the best option.

Hey! I am moving to Hua Hin for work soon and I am looking for homes. How did it work out with this agency? Are they trustworthy? I feel like it's too risky to buy without an agent in this case, even though I prefer to avoid them as much as possible.
