The Energy Cha-am
I drove past that developement The Energy for the first time in months. It looks just like those pictures you see of ghost cities in China, A huge number of condo buildings and no sign of life. What goes?

I would be amazed if the 70% was anywhere near the truth. It's all smoke and mirrors as only property developers can do. I pass the development regularly and you see no significant traffic joining or leaving the place. As was pointed out already, it looks like a ghost town with only the tumbleweed missing
I don't see how anyone would find living here, even for weekends, remotely pleasurable. The construction looks like a high density set of prison blocks. The only thing missing are the razor wire on the walls with guard towers.
It was clearly aimed at the Thai/Bangkok weekend buyer but appears to have missed its intended target by a few years.
It might take another BKK flood situation to change it's fortunes

The aunt of my wife who lives in BKK bought an apartement over there a year ago. whilst i know that i went in there to
have a look. They where offering different sizes and the price went up the closer you get to the beachfront. But the greatest miracle was the fact that then didnt charge any maintenance fee over the time. You pay a fix amount of money once and they promised that these money would be held for all the maintenance over the time. I believe that was a big gamemaker for most of the purchaiser. Unfortunatly what i heart was the fact that now they are running out of money so
all construction come to an end. Many subcontractor were ruined and left the place whithout the money for there hard work.

Out of curiosity we went to view The Energy about 6 months ago, we were told that the development was over 90% sold and the only units left were in the as yet unfinished buildings close to Phetkasem Road.
We were shown around the development and were shown a 2 bed unit, it was thoughtfully designed with excellent space utilisation and decently furnished. I couldn't for the life of me imagine living there, especially over a weekend or public holiday when the place would be busy with Bangkok Thais with all that that means.
The one off maintenance charge paid on purchase is supposedly invested to provide the management with enough regular income to cover all maintenance. What could possibly go wrong!

I'd imagine of all the units that have been sold, whatever the number, half of them are probably occupied once or twice a year at best, and a good few of the remaining ones are probably just weekend homes.

I wouldn't be surprised if 90% of them were sold, but they have been probably been purchased by real estate investors wanting to flip them for a profit.

Yes, that building has been left open to the elements for years, with just a lick of paint to help it. The whole place is just awful.
