Finding a place in the sun

This is my first post here. Hello.

I'm from the UK and looking for a place in the sun, somewhere to stay for a few months each year. I've heard good things about Hua Hin, and plan to come over to see it for myself mid June or so for a few days. I heard about Hua Hin, and then I found a company that builds "thai holiday villas" for sale with land and pool from about £40,000.

Are there any hidden problems I should know about? And how can I get a realistic idea of what it is like to live in Hua Hin when I come to visit?

Pardon me for asking, but is this a serious post or a wind-up?

If serious, welcome to HHAD. I recommend you spend the time between now & June reading the Legal & Visa, and Property & Real Estate forums on here very carefully. Feel free to post any queries you may have or use the Search function. Do not part with any money until you are 109% satisfied and make sure you have a plan on exactly how you will purchase (company formation? Thai spouse? Condo?) Also research the pros & cons of these options extensively. There has been a lot written about house purchase on here. Good luck.

And let it be that you are exactly 109% satisfied; not 108%, not 110%, and that you are not happy, not content, but satisfied. And never, no, no never, let the words 'clampdown' escape from your lips or you will be doomed to a fiery hell flipping burgers for the rest of your days.
Apart from that Dawn is right, and there are plenty of pitfalls and problems you could encounter which have been discussed, debated and argued over in the sections she mentions (and elsewhere!). One thing you should remember above all others is this - it is not the same as buying a property in your own country so unless you have money to burn be extremely careful.

The situation here is not perfect as we all know - but comments like the one below make me sick. Imagine you had bought your dream home here - youve spoken to a lawyer who given advice and youve paid your deposit. You then read an uninformed statement like the one below.

"so unless you have money to burn be extremely careful."

Do you know anyone who has actually bought a home, moved in and lost it all here in Hua Hin - i think not!
Many people are very happy with property here, and those who bought wisely and looked for quality projects have done very well. Some people who do not carry out due dliilgence etc could leave themselves in a less than perfect position, that happens the world over - NOT JUST IN ASIA. Your right its not the same as buying back home but for those who want to have a better lifestyle you have to adjust to another way of life.

Its back to the opinion thing and quite frankly yours is narrow minded.

By the way, one project of 11 homes has sold out within 5 months - only the show house left. Most on 30 year leases (after consultation with different lawyers in Bangkok). My customers are delighted with their purchase and recommending friends to buy here also.

well, i do have to agree with jw on this one. i do tend to sit on the fence with issues that i have limited knowledge about concerning the lifestyle in thailand.
in the short time i have spent there i did realise that the property market is a viable option for the foreign buyer. you do not need money to burn to venture into this market.
what you do need is patience & the ability to see the right deal at the right time, much the same as anywhere else in the world you buy or intend to buy a property.
there are pitfalls no doubt, but there are also ways to get around these if you take the time to explore the options that are available.
my advice to you mahalo is, go see for yourself. if you like the place,which i'm sure you will, then go explore the options.
its good to get different opinions & views because everyones opinion is different but valid, but ultimately the final decision will be yours & yours only.
Remember, no one can make you feel inferior without your consent.

Another wind up merchant.
Nobody in their right mind would consider buying a property because it is "in the sun" and he has heard a few good things about HH!!!!!
He only wants it for a few months of the year.
Give me a break.
OK you might ask your friends for advice before you part with hard earned cash, but no sensible person would ask for that sort of advice on a forum such as this.
We members are very quick to get sucked in and offer our naturally varied advice and it often ends up with bitterness.
If someones wants investment advice they should see a professional.
The legal situation for property purchase in Thailand is well known and has been discuussed AT LENGTH on this and every other Thai forum.
From now on when someone asks a stupid question like this or What is Avalon like I am NOT going to get sucked in!!

I think you have misread what I wrote; not once did I say don't buy here. Not once did I make any disparaging comment about those involved in selling and building property. I didn't mention anything about building quality, infrastructure or any other similar topics. I didn't even mention the legal aspect of buying property here. Finally I did not make any reference at all to what seems to have got you so riled, and that is the state of the property market here, not a whisper, not a jot of information about that. All I did was, I believe, give sound advice to someone who obviously has very little idea what buying property in Thailand could entail, and I will happily repeat it now - it is not the same as buying a property in your own country so unless you have money to burn be extremely careful.

Maybe you are misinterpreting my 'money to burn' remark - what I mean is, do not spend money you can't afford to lose, which is the worst case scenario, not just in Thailand but anywhere. I know people who have and it causes no end of pain and anguish. I am very surprised at you JW, as I really don't see my remark as being worthy of such a response from you of all people. Maybe we see the risks differently, and that is fine, but I don't see anything wrong in what I said in that regard. It is not an uninformed statement - it is how I assess the property market here, so it is an opinion on a forum designed for people to give opinions. Different ones. The statement is not narrow minded, it's cautious. I have also advised that the poster reads the other sections to get a view from others, which includes those with vested interests, but I haven't said that the views of those people are better or worse than mine, and you would do well to remember that in your future postings.

I am quite happy to read about yours and others successful purchases but the moment anyone else comes on to urge caution or to tell a tale of woe in their property purchase the property brigade will jump on them, (more often than not accusing them of lying or being unrealistic) whereas a reasoned response along the lines of 'Come and have a look, get yourself a lawyer and find out the facts for yourself' would sound an awful lot better than the varying responses given by certain people who want to squash any hint of a problem here. This is the first time I have seen you do this, and it does not suit you. The key sentence in your post, which in essence says the same thing as I did is this:-

To my mind being extremely careful=buying wisely, looking for quality projects and carrying out due diligence. If you have money to burn then that is still advisable but the buyer doesn't worry about it, unlike the person who might be investing his life savings, who should worry about it.

That's fine and dandy JW, but maybe your interpretation of 'money to burn' is different to mine? What does it say to you? I would like to know, particularly when used in the context I used it in, as I think it was a completely reasonable thing to say. I am flabbergasted that you have taken exception to it.

Money to Burn means exactly what it says - that is how me and just about anyone else reading the post would interpret.
Done and forgotten as far as i am concerned!

its this mix of differing opinions & accounts that provide the bigger picture for the person seeking information.
whether its a wind up from the original poster or not, someone will come along & read this & gain a little knowledge of what the pros & cons are for buying in thailand.
on a personal note,i'm not rich by any means but i would have no real worries about buying in thai if the right option came along.it isnt the perfect market but definately viable in comparison with other options i have viewed.
