It's against the rules to flog properties and building services by way of PM, so you may not get any response.

It's also against the law to say anything negative about a named individual or company. Even if it is entirely true. To do so is actionable in both civil and criminal court.

So even if everyone knows a particular person or company is rotten to the core, the newcomer here will be slow to find out.

This allows a lot of people to scam others w/o fear of negative publicity.

We had a house from Super joe and we were perfectly happy with the finished product. (just keep an eye on the build when in process).

My wife and I used a Thai builder that was recommended to us by a local, influential Thai woman. Our place wasn't built to western standards, but the reason for that was because we wanted to stay within a certain budget.

Our first saving was made when we got the plans drawn up. A local property business quoted us 56,000 baht to draw up the plans based on a picture we showed them, but the woman we bought our land from suggested to us that we should go to the tessabaan. We did this, and the plans were drawn up for 6,000 baht. They also have many pre-approved plans which are free, and automatically get approval for building to begin.

As far as the builder was concerned.......we drew up a short one page contract, and never had any problems at all. In fact, the only problem we had was he kept on asking us to come and inspect everything......lol. Unfortunately I no longer have his details, but as far as I know he's a local, so he should be easy to track down, and that's exactly what I'd do if I needed another house built.

In our case, the key factor was that we were not interested in "western standards" since I'm not willing to pay a million baht or more for nothing. I have yet to see a house in Thailand that is built to western standards. If "western standard" homes in Hua-Hin really are "western standard", then I'm sorry to say, homes in those western countries are nothing to boast about.

Hi All

My Wife uses a Bangkok based Thai family business for when she is
building houses or extensions etc.......
There Spot on but not cheap.......

She had never found a local ( So far ) that could achieve thai standards : )
let alone what Thais think western standards are......hahaha

I witnessed new levels of bodging when we had our house renovated......
It was hilarious....
But what it did i expect for my cheap price ?

Im sure there will be decent 'local' builders out there..........

Good luck !

Regards to all
