Condo projects totalling Bt10 bn planned for Hua Hin

Property firms are launching more than Bt10 billion worth of condominium projects in Hua Hin in the current half of the year after launching 17 such projects worth Bt35 billion in the final quarter of 2011.
Sansiri plans to launch three condo projects in the resort city worth Bt2.6 billion in the remaining four months of this year.

Baan Ratchaprasong Co will introduce the second phase of Energy Hua Hin on 15 rai (2.4 hectares) this month after selling out its Bt20-billion first phase last year.

LPN Development plans to launch its first condominium project in Hua Hin, worth nearly Bt2 billion, in the final quarter.

SC Asset Corporation plans a second residential project worth nearly Bt2 billion in Hua Hin in the current second half, after successfully selling out its first condominium project there, The Crest Santora Hua Hin, in the first half of the year.

Sansiri president Srettha Thavisin said demand for homes in Hua Hin was growing strongly. All of the condo projects it launched there early this year have sold out. As a result, the company plans three new projects worth Bt2.6 billion during the rest of the year. The first is Baan Imm-Aim worth Bt350 million, which will launch in the middle of this month.

LPN Development managing director Opas Sripayak said the company would launch two condominium projects in the provinces in the final quarter, one of which will be in the Cha-am-Hua Hin area. The company sees strong demand for condos in this location.

It would be interesting to learn what provisions, if any, the town(s) have made to deal with water shortages and other infrastructure deficiencies. Read about the development history of Pattaya that went down the same building boom road and suffered the consequences for years....and still is to a degree. Pete :cheers:

Why would you expect anyone to plan ahead for infrastructure to support this building boom? Tomorrow is all that matters and not a day beyond it. Remember what Annie sang: The sun will come up Tomorrow.

Good Morning Hua Hin, Good Morning Thailand!!!

Hi after reading from this interesting report mirrored by my Man Buksida I was asking myself are there so many Bangkokian or from the middle classes that can afford such condos or real estate? Apparently yes! With the Trinity Cities by the Thai Riviera of Cha Am, Hua Hin and Pran Buri real estate booming now prices know only 2 ways, Sidewards and Up. It could also go down but to by a small margin!
Another reason for why developers are eager to build Condos and houses in Hua Hin & Beyond right now they are expecting/anticipating even Speculating for the Future of Hua Hin in the mid to long run it will be a major stopping point for the proposed 1st phase of High Speed Highspeed Rail line to South. They expect that more people will relocate and live in the Vicinity around Cha Am, Hua Hin and Pranburi and Commute to work by High Speed train in Bangkok. The same goes coastal Towns and Cities on the other Side of the Rim such as Bang Sean, Pattaya and Rayong on it's first stage for the 1st. Phase of the Bangkok Chantaburi Line! These Real estate Developers are wise to buy land and build it now as long as land & construction prices are still relatively low for these Big players before prices shoot through the roof the next couple of years!
But but but... As my man Spitfire stated rightly Hua Hin's infrastructure isn't nearly as ready to support all the building of these Condos. I hope Hua Hin City planners shows enough foresight (Foresight.... A concept completely alien to my Thai fellas!) and work together with developers to build the much needed infrastructure for the Trinity City area of Cha Am, Hua Hin, and Pranburi!

I've only been living in the Hua Hin area for a few months from what I've seen the city can't even repair pot holed roads let alone solve the water problems.

Better get used to it dude. Corruption (official or private) takes priority over social commitments to society, even if it's tax-payers money.

Sorry to sound cynical but you're having a giraffe on this one man if you expect anything to be done or improved in a short-term time scale, it has it's place in the Q. :mrgreen:

One of the properties mentioned above, The Energy, is under construction now. It used to be rice fields, but now is leveled and elevated and concrete pilings are being pounded in for 6,000 condo units :shock: Rain water used to flow from the western hills, under Petkasem road, thru the rice fields and into the sea. Now the water flows to Petkasem and can't get thru so it goes to the adjacent condo and its roads and caused flooding until the 16 year old condo had to build drainage around the property to allow the rainwater to reach the sea.

Honestly, I can't imagine where they will route sewage from 6000 units.

BTW, Hua Hin residents need not worry about the Energy project. Despite being named the Energy, Hua Hin, it is most definitely located in Cha-am Petchburi, not even close to Hua Hin

Depends on what you mean by close - its about 6km's from CA and 18km's from HH, but as the years march on, the towns will virtually merge ino one, if the developments keep coming.

There is only so much yearly rainfall in HH. Are all these units going to be equipped with chemical toilets? :?

No need for chemical toilets johnnyk, with all that flooding that will happen, they will do what they did in Elizabethan times in England and crap out of the window. :wink:

The first stage of energy all sold out, I don't get it. There are in HH a couple of projects, one a dual tower condo on the beach, all sold we are told to bkk Thais. Never any sign of residents, few lights on at night, no cars in the huge parking lots. So is energy the same, a ghost town to house laundered money.
On the other hand, that could be the good news, who wants to see 6000 cars driving down on Friday night.

this place has no ongoing condo maintenance charges,which seems a recipe for disaster who is going to look after the gardens,buildings etc..

The Energy has adopted a new concept in Communal Fees. The owners of condominium units will not have to bear an annual communal fees burden. They just need to make a contribution to a trust fund at the rate of 1,000 baht per square metre and pay the communal fees in advance for the first year only, at the rate of 50 baht per square metre per month.

These sums will be used to establish a Condominium Juristic Person’s Fund. Baan Rajprasong will also make a sizeable contribution and the fund should amount to around 630 million baht. A professional and licensed investment management company will then manage it. Returns on investment should be sufficient to cover annual maintenance costs. Any excess income will be reinvested in the fund. In the event that the return on investment does not cover the annual communal maintenance expenses, Baan Rajprasong will pay the difference.
