Re: Remote-controller for the gateway

Our old estate in Hua Hin had a sliding gate with remote controls. Gate closed automatically after a few second. There were additional switches in and out for deliveries during the daytime. At night entry was only possible with the remote control. Convenient yes secure definitely not.

WORK PERMIT for Owners Committees

This is a copy of the regulations from the Land Development Act BE 2543 (2000) It does not answer the question of Work Permits. Land Ownership is the key factor here. If you or your wife owns the land can be members of the committee. Farangs can be members if there wife (not sure if that has to be a...

Re: Community Supplied Water Cost

What do you mean 'divide the output by the usage'? We know how much water is used because we all have individual water meters. More water used around the development to water communal gardens, sub contractor and so on. If we know the total water pumped out of the wells, the cost of pumping the water...

Re: Community Supplied Water Cost

Each house has a water meter so we can calculate the water usage accurately. The pool can be estimated. I have though about fitting a water meter at the pump outlet and another for electricity then just divide the output by the usage. Add a percentage for maintenance and repairs and it should be rig...

Community Supplied Water Cost

I'm putting together a draft budget for Emerald Resort Juristic Entity and got stuck on the price of water. They have wells, pump, filter and the send the water to each household. Everyone has a meter but they never worked out the cost of supping the water. I'm thinking electricity, filter maintenan...

Property development Juristic Entity

Last night the residents at Emerald Resort voted to set up a Juristic Entity. There is some confusion about start dates. The developer has just completed the club house and it has been suggested that we wait for one year because the club house will be under guarantee for that period. The last houses...

Re: Thai bank interest?

I have a small account offshore, yes some accounts do pay 4% for 2/3 years. But since last year I have been taxed on the interest. Previously it only applied to our onshore accounts but I believe rules changed and now it is everything. Anyone know how to avoid the tax let me know PLeeease!

Re: Thai bank interest?

Check with each bank individually they often have "special offers" there is a withholding tax but if you are taxed at 22% as I am in the UK IMO it is still better to have money in banks here. Time deposits over three months can earn more than I get on my offshore accounts when you take the...

Wanted Kitten

Sadly we have just lost our much loved cat and are looking for a kitten if anyone has any.
We got out last cat from Hua Hin temple and she was a fantastic little thing.
I'm sure they have more but better try here first.

Thank you.

Re: Property tax liability

I'm not sure if the Mods will allow this. I just sold my house and found this website gave an accurate figure. You can do the calculations yourself, the website publishes a disclaimer but as I said they had the figure almost spot on. [Mod Edit - no real estate links please]

BOAT CLUB NEWS I have been to the sailing club a few times already with students from Somtawin. They have Hobie Cats, Lasers and Optimists. They have just completed the construction of a Club House and moved some of the boats there. The instructor K. Lek has 20 years experience. They teach be...
