Re: Analysis of the expat and foreign-buyer property market now

It's mostly as PeteC said, "Perhaps they have one big limited company loaded with hundreds of Chinese shareholders." Interesting, I can certainly see that the economy of scale would make that worthwhile and to charge owners a periodic fee to operate it, thereby making the business appear to be an o...

free. You have to play hard ball here or they will trample all over you.
Absolutely. Good advice for any buyer.

The OP may like to consider a second hand property, as there are plenty it seems and many willing to give a far better deal than developers.

Re: Analysis of the expat and foreign-buyer property market now

My wife takes the credit, I was not convinced, as the remaining 25% with the garden and swimming pool cost as much as the purchase price, but in the end, she made a healthy profit. Good to hear that you have an enterprising partner. How are the majority of these Chinese buyers structuring their lan...

Thanks for that. Do you mean this company, which is quite close to the airport tunnel?

Re: Discount for new property projects

Is there such a thing as a professionally certified agent???? No, there doesn't appear to be a professional certification here, indeed. But in many other countries there's a professional body, to which we'd expect them to associated individually. I think as the OP has added, the agents here appear ...

Can anyone help on this please, I'm looking for aluminium mesh, normally used for aftermarket car grilles but need it for stopping rats into a cavity in the car. Picture is attached. Thanks.

Re: Car Breakers?

There is what appears to be a pick-up truck breaker's yard I've seen recently at Cha-am, on the left side heading from Cha-am to Tha Yang, and it's between the Pan Sook 'farm' and the Shell gas station - see attached picture. In the front there are rows of pick-up truck load areas, turned onto their...

Re: Discount for new property projects

Yes indeed. The standard response that I remember getting some years ago when I made a purchase, is that they "have another interested buyer". The best way to respond to that of course, is "great, sell it to them then", and look for something better yourself from a seller who isn't trying to use dis...

Re: Analysis of the expat and foreign-buyer property market now

It sounds like you did well JWW, as you deserved to from your efforts in advertising in HK. Thanks indeed for sharing that. It raises a good point also, in that there are a number of incomplete properties which I'm sure the banks are actively attempting to relinquish. There are some developments I n...

Re: Discount for new property projects

I think the simple answer is that it's very much a buyers' market, as you rightly say. If the deal isn't an absolutely great bargain, as it should be given the current market conditions, then I wouldn't waste my time. I think from what I can see of things, the property market is extremely slow and d...

Re: Analysis of the expat and foreign-buyer property market now

Some interesting comments, very useful to know. I just heard anecdotally today that it has become increasingly difficult for foreigners to retain land in a company structure, where the company structure doesn't show frequent business transactions. This differs from some advice I received earlier thi...

Re: Analysis of the expat and foreign-buyer property market now

Yes, exactly my thoughts. Justifying a price of 20m seems to depend on a lack of knowledge on the buyer's part, which is sad to see because it supports that 'dream world' as you say. Has the foreign-buyer market reduced though, as a result of the authoritarian regime that Thailand has descended into...

Analysis of the expat and foreign-buyer property market now

I thought I would ask this question, as it has been some years since I made a property transaction. Would others with more recent experience say that there a functioning property market at the moment? A quick look just now at some of the established property websites, appears to show significantly o...

I have a couple of these 3 draw filing cabinets and they have been fit for purpose.
Thanks, it doesn't look too bad, I must admit. Is it made of chipboard?
