Has anyone encountered booking problems? Tried twice unsuccessfully to book a seat on the last coach from Suvannarbhumi to Hua Hin, 21 October. I get as far as the OTP before a pop-up from Kasikorn Gateway announces a 'problem, try again' pop up.

Passing by the ramshackle golden building right in the centre of town opposite the police station that has been a foodcourt, shopping mall and hotel at various times, I noticed its underground carpark. Somewhere in the Forum archives is the answer to my question. I've seen it but can't find it again. So the question is Where can I get a suitcase repaired? Specifically, the zip. If I recall correctly the answer involves a location near railway station. Can anybody help?

Lotus's in Market Village has a surprising variety, 50 or so marijuana products, mostly dried flavoured leaves selling for THB250 upwards. Find them next to the donut shop at the main entrance.

My 12 month retirement O visa expired a year ago during lockdown. Is there any chance of it being renewed? Or do I have to start the visa application process all over again? I'll be back in Hua Hin in a week or two. Thank you.

I intend to transfer ownership of my apartment in Hua Hin to two 10 year old Thai children not related to me. Advice and tips about the entire process would be welcome. For example, I believe this will attract a gift tax.

Has Hua Hin changed?
I was not in Thailand when the borders closed because of Covid. When I return what changes will I see? For example are the malls open? The Bangkok crowds still visit at weekends? Masks are worn and social distancing is observed? Businesses are struggling? The property sector is quiet?
