Let's try to get to the bottom of this in a very simple way, with a notation that it doesn't apply to one year down the road when you've turned the house into a home. It deals with your initial experience during the contract, building, and acceptance period. Pete :cheers:

I kicked off with a 'bad' vote - 'stress nightmare' might be a more appropriate description but two or three years down the line I feel the need to qualify things by stating we are happy and it was 'all worth it.'

:D

Incidentally, we bought our house from a 100% Thai developer, not farang.

I bought off a Thai developer and have been plesantly surprised with the way things have gone. Mind you my wife (Thai) didn't let them get away with S^)t! I voted good.

The next house we will be doing will be on our own so I'm expecting that to be a whole different story. Will tell you about that one next year. :wink: :cheers:

So far we have 5 good, 5 bad and 2 worse but can't say bad. Seems pretty balanced leaning towards the 'good side'.

I think one problem on forums is that people talk about bad experiences much more than good experiences when it comes to property. Really, what purpose served or debate stimulated for a member to announce "I've got a good house...". Pete :cheers:

We built our own and found ourselves to be an absolute nightmare to deal with!!
Too many disagreements over taste of finishes.

I let my missus design/choose the tiles for one bathroom and she actually picked out a snowman scene!! I managed to sway her off that.

Surely if people are having bad experiences then the simple answer is to buy a new house already finished, there are some around where the developer cracks on regardless of sales first.
There's millions of these around if you listen to the doomsayers :D

I resurrect this as if someone votes but does not post, the thread won't list as a new post.

We're up to 6-6-2 from 5-5-2 from 10 September. Still even.

Not a harmful thing for those who listed "bad" to give details, minus the development name.

This thread is meant to understand construction problems so others can be aware, not really to beat up on housing developments. Pete :cheers:

Good thread Pete.

I see a big difference between 'bad experience' and being ripped off with a shoddy house.

There's a saying in the UK that selling your house and buying another is one of the most stressful things you do in life.

Now think of actually having a new house built (not just buying one), in a 3rd world country, when you're not even here to check/supervise it (in many cases).

Yes, it's likely to be a stressful and possibly bad experience.

Most of the problems I've seen or heard about (leaving aside a crap built house, as that's a serious issue), is not that the customer doesn't end up getting a nice house, but that's it's not quite how they wanted it, ie: not their preferred tile colours, sanitaryware, kitchen etc.
Then there's a fall out with the developer and it leads to a 'bad buying experience' for the customer, even though they may have got a good house for the money.

But back home when we buy a house, many things in it may not be to our taste, but we re-decorate and change them after we move in, as part of the plan to buy it.

I have chosen "good" but with a few notes.

The house was half built when we first saw it. We were asked to pay the normal deposit and then choose the tiles paint etc. We said no. We insisted that they finished it as they wanted and if we still liked it we would buy it. If they found another buyer, so be it.
About 18mnths later it was finished. We still liked it and the area and the size of the block (1 rai) so we bought it.

The timber door and window frames and the doors are VERY cheap and nasty but the price seemed OK so we went ahead.

Really a bit too early to say if we are completely happy but so far so good.

Mine was mostly good. I ran across a bargain "on" the beach. Put 20% down and one of the Thai family that has adopted me got a long term loan from the Govt Saving's Bank. I upgraded by about 150K. My Thai partner (head of the family) decided he wanted to share with me, so paid the monthly mortgage payments.

We had 2 realistic problems. 1 was a terrible water supply .. which some influence with the water ministry solved. # 2 was the jerk who owned the property next door. Partly was the way he was trashing the beach

We reluctantly sold the place a few months ago. Made a tidy profit. :wink:

Looking and watching for another distress sale ... 8)

LOL! My partner's wife is the enforcer of the family. Anything needs negotiated, enter the dragon!

Her favorite comment to wannabe hotshot Thai salesmen is, "I'm going to buy it .. but at my price."
