Only have a small area around house but need it grassing over etc. It would need a topsoil base as builders rubble is not the best environment for plants !! (althoigh drainage would be good !)

You should try to contact some of the gardeners, either south of, or north of town and ask them for a price.
Let them come home to you and do their measurements.
Get a price and go for the one who can give you some ideas and input what it will look like in the end.
Don't take the cheapest one because it's cheap.
