Yep, if a mod edits something there will always be an explanation, anyone can edit their own posts though, fair? probably not, so we suggest using the quote function when replying to get the original.

This thread is getting a little out of control though.

Caller, you accused people of being 'party to a con', but I had a feeling you were just blowing hot air from behind the safety of your computer screen back in the UK, with no real knowledge of here on the ground.

Think you have missed something there - a loan in his girlfriend's name is about as safe as houses as you can get! sarge agrees to pay off said loan, but if the partner does anything amiss, sarge walks away having paid (probably) less than he would in rent over the same time, and without having shelled out millions of baht on buying the place in her name. I call it the best way to live in Thailand!

That works in the early years when you haven't paid out too much, but after say 20 years, when you've paid 75% of the house value (possibly millions), and something goes wrong, you only have a '20 year lease' in effect and you could be out on the street.

You have no control, she does. Every row (and we do have a few with them) you might have 'get out of my house thrown at you', not for me.

Good luck to Sarge and anyone with it though, a lot of relationships work out.

I guess its a risk as any, either its in control of your partner and not you, or its in control of the government and their goal-post-moving-bureaucrats and not you, or its in control of some dude holding the title deed and not you.

I know which one I would choose!

With the right clauses in the 30 year lease, you are the dude in control of the title deed.

No, but the 'buy out' clause can be used when your relationship goes South, and you put it in your new partners name, your children (if old enough) etc.

If your relationship stay good, you tear it up and make a new 30 year one periodically, say every 5 - 10 years.

The only peops in control of a lease is the chanote holder and if he sells the chanote and the new owner doesnt want the lease the lease aint worth a can o beans
