Burger,
It takes a lot of gall to blame the probems that buyers, whatever route they take, irrespective of the quality of legal advice they get, on everyone, apart from those on the ground whose responsibility it is to sell the things in the first place and who should be giving good and accurate advice - and I apreciate that doesn't apply to all - but the bad taint the good.
To blame it all on foolish (or smart) buyers is at best, abdicating responsibility and at worst, being a passive party to a con.
Caller,
No apology needed for getting the 'solicitor' thing wrong or calling people 'fools' before even asking a question about the houses involved. Class mate.
You totally miss my point, I have on numerous occassions on here pointed out how foolish and naieve people are being and constantly saying they should seek proper legal advice, ie: see proper law firms in Bangkok. I personally give them the best info I can but it's the professionals (solicitors) who know the law re: leases etc.
I'm not blaming anyone,
I'm trying to help them, here's some examples of me advising people to get proper legal advice which will help protect them AGAINST the property sellers (all these were seperate posts):
If you need advice from a good solicitor, PM me and I will give you the address of one who has an office both in Bangkok and Hua Hin, and spreads his time between the two
me and a couple of others gave him some helpful advice, including contacting a proper solicitor
That's why I have said on here many many times, get a good solicitor, check the contract word for word and ask for any changes to contract BEFORE signing or paying deposits
You'd need to check with a solicitor though
You'd need to check with a solicitor though
as I understand it you use the solicitor in the shopping mall, I did too for about 5 minutes. Everyone should do themselves a favour and seek proper advice.
if you used a decent solicitor to set the company up. If you went to a small-time 'shopping mall' solicitor to save money then you should know what you are letting yourself in for.
I'm not asking anyone to take my word for it, simply check with your solicitor.
Exactly, get a good solicitor and follow the guidelines/regulations, don't try and shortcut them.
We all need to get the full facts from a solicitor.
Please check with a solicitor in case we are not 100% correct.
In the lease contract have the solicitor enter a buy-out clause for you
You really need to see a solicitor for proper advice, but I'm sure you know that.
If so make sure your solicitor includes a 'buy out' clause, it's only 1% of the land value
you need to check it out with a 'proper' Bangkok law firm and they should advise you off any such pitfalls
Best to get some good advice from a decent Bangkok lawyer firm
