My post was intended to highlight the fact that many people do not have confidence in Thailand anymore.

Who in their right mind would consider putting down roots here.

My understanding is that things will get worse here before they if ever get better.

Already many estates seem to have been left unfinished.

Seat belts on guys.

It seems there are still the same routes of arguments & useless provocations? :cry:

TTM, there'll be always some people who want to proffer a house (in good belief) to their "Thai-darling", or try as a gambler to use questionable contract constructions in the hope of a future win.

and Burger? ... hmmm ... also brisk sayings will not change the fact, that every foreign buyer of land & houses enters an almost incalculable risk.

The bad thing is, that losses and juridical inconsistencies by the house purchase will mostly be realized after some years.
The good thing is, you may live in the illusion that all is running good in these first years! :roll:

Anyway, TH doesn't offer juridical security for such investments, and is therefore completely uninteresting for conservative-thinking investors who want to buy themselves in the long-term property.
TH also announced very clear, that it's not permitted for foreigners to buy land!
Means, everybody who's not interested in a long term lease, in doing unusual presents for the Thai-life partner, or gambling with very risky investments should keep his hands off.

So long real-estate agents and developers make all risks very clear to willing investors, nobody needs to have compassion with not so "successfulâ€

I joined this forum just as the aforementioned thread was locked.
I read every single post and was about to post and couldnt

I am now reading the same sort of views from both sides ( albeit a little more polite ) as if nothing has changed. That to me is mindboggling in light of a small minor COUP de TAT an unelected so called government that may or may not hold elections in oct 2007 add to that a major hiatus on the stock exchange and a semi u turn on same,It sure aint business as usual

I dont know the intricacies of the legal mumbo jumbo (except the spirit of the law which is no falangs can own land) I do know That company law is under a very very bright spotlight due to shincorp and others (and the Thai jury is still out on that ) Falang shell companies are falang shell coys it is how are the thai government going to deal with them which noone knows yet
Visa laws and their interpretation are also under heavy scrutiny and we havent seen the end of that yet the first big marker day is still 3/4days away

Anyone stating quote "he knows" is blowing wind out of his rearend even the top Thai polititions dont know yet the enquiries havent finished let alone published any definitive findings/rulings

Having said all that, it may or may not effect anyone at all but to advise people or try to get anyone in this Political and economic climate to invest their life savings here (based on clause F12B2 of para 7/y ) until this has all settled down and is proper law (and secure) is to my mind bordering on criminal

Disclaimer I have nothing zero buggeral financial, Business or interest of any sort in thailand ( 9 years in thailand I live on a legal retirement visa and my house is being purchased on a mortgage in my thai girls name bulletproofish) i am solely giving my private and unbiased opinion as i dont want to see anyone loose their money or their minds

2007 is going to be very interesting no matter what happens

Firstly wanderlust congratulations i hope your wedding went well sorry i couldnt make it but had a 5 year olds birthday down the tin shacks had to attend under pain of death anyway best of luck for the future :D :D

on topic whats wrong with tuk tuks i have a sense of adventure went to pranburi in a 3 wheel tuk tuk yesterday in fact bluddy cold but adrenalin kept me warm had to pull him over to light a fag though bummer :shock:

Mack 111 thanks for the kind words and you are of course correct it is has and always will be buyer beware the problem is as i see it is the so called legal jargon mumbo jumbo (clauses paras numbers etc) used to calm the genuine concerns of buyers when the bigger picture is far from clear and the sellers know only marginally more than the buyers
I feel that buying here good luck to them and those that have bought good luck to them too i am just trying to paint a realistic picture (as i did on thread crystal ball time please)
Like you i want facts i have many friends who want to come here to live i always spread large doses of hard learnt reality over there toast and then if they do in the cold light of day arrive they have been warned and they have the cold hard truth to maintain them
I have a big problem with the Hello welcome whats your name handsome man approach because i know the garden isnt as rosy as they paint it
Most people do not realize a holiday is not living here 24/7 and approach these issues in a state of euophoria
I am not trying (although i will eventually be accused of that) to stop people coming here just hoping they will stop wait investigate and see
