I am currently having plans drawn by an architect in Hua Hin for a 4 storey concrete construction detatched house, approximately 215 sq metres.
My next stage will be to look for a suitable construction company, with a repuatble record, that can build to a high standard.

Any suggestions on building costs per sq metre ?

Any construction companies that anyone can recomend will be extremely helpfull

Hi again John,

Sorry, can't help you with this one but I would be interested to know how much you are being charged for the architect's plans - I assume he/she is Thai. Since you don't have an estimated construction cost I guess you are being charged a flat rate rather than a percentage fee based on the construction cost.

If you don't want to publicly declare the amount on the forum you can PM me instead - I really would be very interested (I have a professional interest in such things) and would keep things strictly confidential if that is what you wish.

Also, how did you select your architect and what type of service do they offer for the fee - plans only & drawn to your specification, bespoke architect's design or full design, inspection & project management? I am guessing that it is not the latter.

P.S. Four storeys seems like a strange number for a detached house of 215 square metres - you did mean 215 in total, rather than per floor, right? Ordinarily I would guess at a large town house on a relatively narrow plot, if not then I'm intrigued!

I have heard of quotes of between 10,000 and 20,000 Baht per square metre for house construction in Hua Hin, the considerable difference being in quality of construction and finish. In rural Thailand you can get lower than that, down to about 5,000 for very basic construction.
