Maybe OP will chime back in with some more info, like a budget to start.

Along with desires to.....rent, buy ??? Married, single retiree, need school, hospital if having health issues ???

Maybe give some type of impression, if going to be a skint retiree, who cant' afford (or want) motorbike or car, and plans on relying on public trans, or walking.

I can recommend a great condo beachside, close to everything, but 20 mill baht. Or a nice house with yard for 2 million elsewhere.

We need to know how long that 'piece of string is'.

you should have a look at possible vacations during the month october + november,
because of detect some possible flooding areas in HuaHin.

you maybe should be looking for regions to do without flooding during the rainy season

Besides avoiding flood plane, and being near streams, look out for loud speakers on utility poles, and you may want to avoid living near a Wat or school. If noise pollution bothers you.

We are planning to spend December, January & February in the area
We are 50/60 years old and don't have any children
Just asking about Good areas to live in , budget up to 7M TB

So you plan on buying ? Is this the first time to HH / Thailand ?

Is one part of your relationship a Thai National (wife / husband / partner) ? If not, then you'll be restricted to condo purchase only, and a building with a minority amount of foreigners owning, if that's an issue.

As all would recommend. RENT FIRST before you purchase. Keep your financial flexibility so you don't get into something you later regret. Renting can be quite cheap depending on what you want.

Broadly, your choices are to live in the north, south or mid parts of town. I rented for 3 months in the north, off of Soi 6. I spent this time exploring and ended up deciding the Hua Na area, off of Soi 112 was a better choice for me. I suspect you’ll find that most places you’ll want to live require transportation to get to the beach, shopping, etc. A good rule of thumb is it will take 10-15 minutes to drive to the beach or shopping. I find the beaches in the south area are much nicer than in the north. Shopping is mostly in the mid area. Driving from the north to mid area means you’ll contend with more stop lights than driving from the south. I suggest renting in advance of arrival for 3 month term, then use these 3 months to find a rental for 1 year term. You have significantly better rate negotiation leverage with 1 year terms. Use this 1 year term to explore the area in more detail, decide if you really want to live in Thailand / Hua Hin / and what options you have for either long term rental, leasing or ownership. Renew the 1 year rental, or take another 1 year rental if you need more time. You’ll find there are many well intentioned but inaccurate “rules” for buying which you’ll have to sort out. The advice above about foreigners restricted to only buying condos is a prime example of the type of advice and information that you’ll have to validate and sort out. As you’re going though this process, have fun, and remember, houses / properties are very easy to buy in Hua Hin, but hard to sell.
