Land boundary markers
My wife owns some land in Hua Hin. We have not been able to locate the survey pins. These are the cylindrical concrete pins demarking boundaries. How can I go about having the pins located?

Good question. On one side of our development they are just all propped up at odd locations against the development wall which presumably had been erected by the developer on or a centimeter or two from their location (quite a few years ago). You can pay the Land Office and they will come and survey the land for you.

It is against the law to move or disturb the markers so if the land has been filled they will most likely be under the fill. But usually, if not lazy, whoever does the fill will drive in a piece of pipe to locate the covered markers.
In Chumphon Provence wife bought a load of concrete posts then went to Land Transport Office to talk to a surveyor. He said he would come out on a not busy day or on a day off. For 5000฿ he showed up with 2 helpers, located the corners, with a but of digging, and set her posts at about 10 meters apart all the way around our 5 rai. Not a small job if you have ever lifted one of those 8 foot concrete posts.
Obviously when the land was subdivided somone did a really sloppy surveying job as none of the boundary measurements correspond with the plot map we obtained from Land Transport. Our 5 rai boundary measurements are a bit less than the map shows. They also made a mathematical mistake in computing the actual area, by our smaller actual measurements or even by the maps indicated measurements. We actually have more area than the total they show on our chanote map.
In reference to the bad original survey the agent in the office said if that is true they would change the map, not the markers. We didn’t pursue it.

I think you mean the 'Land Office', not the Land Transport Office which is a different kettle of fish!

So to grab some more land, move the markers and complain about wrong location to the Land Office? Do they change the land deeds as well?
I am not endorsing this illegal suggestion, naturally.

When we purchased our plot in Khanom we were told it was about 4.2 rai. We had the land office come out and measure it and find 3 of the 4 corners and discovered it was actually 4.4 rai with the one missing corner in the middle of the driveway on the plot next door. that was 5 years ago but only cost 2,000 baht.

My take on it. (Based on the wife getting the family plot surveyed late last year).
1. Get the Land Office to do it. Officially. They will have a queue. Just wait your turn.
2. A land surveyor doing it on his day off is not official. Even though he may work there.
3. As per 2., a land surveyor using Land Office equipment on his day off is breaking the law.
4. By paying him to do it, you are contributing towards the promotion of corruption, something we all moan about.
5. The Land Office option is probably the better and cheaper option. It is also the legal and correct way to do it.
Up to you.

Of course its not an official survey. But a certified surveyor is a certified surveyor. But this was not a survey. All he did was find the actual officially marked corners for us, which we could have done ourselves if we wanted to be bothered to dig up the whole 5 rai. And we were grateful for him and his 2 helpers to set a LOT of posts for us around the boundary. Nothing official about it and nothing official asked or needed. All we wanted was to know where the corners are, similar to what the OP is wanting. So we could plant crops knowing they are on our own property. As a result of knowing where the corners are the rest was obvious. We do have our own 100 meter tape. You wanna dispute our tape too..?
