New Development Takiab South
Seems to be a fair bit happening south of the Takiab Police Post. As you know the new ferry terminal is well and truly under construction on the southern side of Monkey Mountain. There was a new 711 recently opened next to the old Sea Markets. And just to the north of that, a new block was built to accommodate the relocation of some older shops. Here you will find a great little restaurant (we call it the green room) that even shows a variety of overseas sports. There is a huge restaurant/bar being built directly opposite The Seacraze. Then directly to the north of The Seacraze, a large block of land was cleared in the last couple of days. There was another large corner block also cleared yesterday directly opposite Captain Dougs. Even Captain Dougs has had a makeover and very close to re-opening if it hasn't already. Then if you go down the beach access road next to the southern Family Mart, there is another large condo complex being prepared. And there is a condo complex well under construction on the southern beach access road near The Sanctuary.
Busy and noisy place at the moment, and I wonder what the demand is down here as most of the condos are generally empty anyway for most of the year. One of life's mysteries I guess....

The road network in and around there must be the worst in the area. Imagine arriving in Hua Hin on a Saturday evening with the already crazy Cicada traffic, and the newly constructed football stadium kicks out. A very nice welcome to Hua Hin.
It will either be a trip through an already gridlocked Hua Hin, or a drive South to Pranburi to get onto some dual carriageway. I guess Soi 112 is a possibility, but not easy to access from Khao Takiab.

Agreed, from the perspective of a tourist or a landlubber. From the perspective of a sailor, I can see one big reason (*cough* monkey *cough* mountain) why that site was chosen. Look at a map. Yeah, that Sanctuary building is getting a new view to the east into the new building's bedrooms. exactly what the real estate agent told me would never happen. at least the lower floors had some privacy with the old view of the next door parking lot.JAGfx wrote:Seems to be a fair bit happening south of the Takiab Police Post. it was gridlock down here in high season without the new (surprise 15 million baht Amari condo owners!) football stadium. No wonder there are so many 7/11 and Family Marts, you have to walk all the time now.

Agreed, the traffic can get pretty hectic down this end of town. Not sure what it is with Thais and always trying to park as close to the beach as possible in those narrow beach lane access roads. The worst is down at the bottom of the northern side of Monkey Mountain. The big vacant block adjacent to it use to be sometimes used as a carpark. Walked down there yesterday and now there is a little guard box with a Security Guard in it at the entrance to that vacant block, and he had it all blocked off with anything he could find. Then you get the big karaoke busses come down here bringing punters to a couple of the restaurants. I don't think anything south of Cicada Markets was designed for this much traffic.
And could you guys tell me what the go is with that new football stadium built just north of the village. Is it an actual teams home ground where it will be used on a regular basis? I wouldn't mind something else to do on weekends, so heading to a match would be good. On my bike of course...cheers.

Yes it will be the new home of Hua Hin City (or whatever new name they might play under) from next season, which starts in February (probably a couple of friendlies first).JAGfx wrote:And could you guys tell me what the go is with that new football stadium built just north of the village. in regards to the traffic situation around Takiab, throw in the soi dogs, the tourists riding bicycles at night with no lights, the ThaI's riding motorcycles at night with no lights, the tourists walking in the middle of the road, its like playing a driving simulator on the PS3:)

Can anyone post photos of all this? I'm curious because we were there in spring 2014 and what I have read now, the area has changed a lot. Where exactly is the new terminal and how big it is? Does anyone know about the big empty lot with the poisonous water signs in front of the Jamchuree and the fishing community when looking straight to the Hua Hin side of the beach? Is there also something there? Our condo windows are facing that side and it would kinda ruin the scenery if someone would build a high riser there... I think we are in for a suprise when we arrive in february.

I can take photos if you want but there really isn't much to see just yet other than a fairly long rock wall basically going directly out to sea on the southern side of where the fishing boats enter their port on the southern side of Monkey Mountain. Doesn't really change the landscape much, just a lot of noise and dust whilst it is being built. It is pretty big though.
That vacant lot directly beachside of Jamchuree is now being built on. Looks like another condo site but it is hard to tell as they aren't exactly doing anything quick as it only appears to be some basic foundations so far.
Next time I'm on the beach, I'll get a photo of the proposed terminal as they have put up a big sign with pictures etc. Cheers.

Took a walk out there this afternoon just out of curiosity. I must say, I was quite underwhelmed by the extent of the work. This was my first time on this stretch of beach since the sunbeds/umbrellas had cleared - the clear beach was more prevalent than the ferry terminal works.

Thanks for the photos, it does look a bit large...is there also a new road coming to the beach because what I recall, the road was rather narrow coming from the Jamchuree. I wonder how much more there will be traffic on the south side and around Takiab. Will it be a commercial harbour or for fishing or something to do with industrial stuff? When it supposed to be done? Btw, the beach looks now pretty good!
