I own a property in Hua Hin which is rented out through Room by Room. There were never any problems with the previous owner Monika but since the new French owner has taken over I have had nothing but problems with them.
The rent payments to me are always late and only paid after chasing them up via emails or phone calls and last months payment is now 2 weeks overdue to me and they are ignoring my emails and not taking my phone calls
This is a problem as I reside in the UK and wasn't intending on coming back to Thailand until the present tenant finished renting my property at the end of July and I do not have his contact details to let him know what is happening.
I am more concerned now learning the new owner of Room by Room is up for fraud

Wow. Chavalit and Partners (sponsor of this forum) offer a free 30 minute consultation. I guess you might be able to prepare them with background details via email and then have 30 minutes on the phone with them. Not too much expense. I don't know them personally.

If you're not happy with the reply you get you can of course check with others too. There is a good British/Thai husband/wife legal firm here which I can't name here but can give you details in a private message if you request it.

There are of course more expensive firms with bigger reputations in BKK who will charge more. Depends on how complex the situation turns out to be, I think, as to what you need. Good luck.

I think you need 2 posts before you can send & recieve PMs. Post a reply to somone to gat your 2nd post. If your new rental agent is a flake there might also be a problem when your tenant is ready to move out and wants the deposit returned. Might cause bad repercussions if anger sets in..

As you own the property you must have the addrerss - send a registered airmail thru the post, a bit slower but the best option if its the only option..

Room by Room? Terrible company, get out while you can.

We took them to manage a project a year ago. Nothing but problems, they even managed to damage our pools, not to mention they were not able to deliver financial reports. The auditor was apologizing for the company, said she had been working with them for many years, but never witnessed anything like that.

Was even difficult to get rid of them again because they were not able or not willing to produce the necessary paperwork by taking us hostage.

Terrible experience.
