Property taxes Help!
Hi all, I need to sort out unpaid company taxes for a property in hua hin bought via formulation of a company. There's no employees..can anyone advise or recommend an accountant?

Just go to the Tessabahn and all can be sorted out there! If you have a Thai speaking friend then take them with you but it is not necessary!

I'm not sure if the OP is talking about property tax or if it's tax due on his company. If it's the latter, then I don't think the Tessabahn can help.

I find it any amusing that woteva forum I visit others automatically assume I'm a man with a property...well welcome to the new world I'm a girl and no not a thai one...!

Yes it is always assumed we are men!!!!! I am not either! Since it is the tax on your house it is the Tessabahn is what you need.

Maybe, just maybe, if you had the courtesy to use your first post to introduce yourself, and then clearly post your question, you would be taken a bit more seriously.

The way I read the OP, it's tax on the "company" and it's revenue/profits, not on the house/structure/land.
It could be a slippery slope and best that you get professional advice. It's not legal any longer (I think) to form a company just for the purpose of buying a house. There has to be some sort of business in operation with the required number of directors available to be identified and questioned if needed, account books available for review etc. How far back they apply this rule concerning homes purchased under a company I don't know.
It would be good if others on here who have bought their house under a company name could give information as I'm far from being completely updated on the rules as they now stand. Pete

We were in a similar position and owed about 4 years back Property Tax.
We took a Thai friend with us to the Tessaban and it was all sorted.
It is now paid every January which is straight forward.

There are two types of tax - the property tax is dealt with at the Tessaban and certainly if the house/land is registered in a Thai persons name (e.g. Wife) on a Chanute it's a ridiculously small amount of about 10 baht a year. If the property has been purchased via a Thai registered Company, there's a separate tax to pay on the company accounts. Normally whichever office that set the company up would inform you when monies were due every year and charge you a few thousand baht admin fee for the accounting etc. An accountant will need to sign that the figures are correct and you will need to go to the district office. Not in person, the accounting firm does all the running around. Any accounting firm can do this and there are dozens in town. No need to go running to the firms that charge the kind of fees that a New York lawyer would charge you to get off a murder charge when you were caught with a smoking gun.
I guess if you had everything signed off you could go yourself but if anything is missing or you get asked questions you are not sure how to answer you will be running backwards and forwards getting it sorted.

I stand by my original quote which was merely an observation that if one doesn't introduce oneself then people automatically assume one is male...a fact....not sure why that merited such a touchy reply in the first place!!
