As stated above. getting a lawyer involved will cost you more than the deposit and you are not guaranteed to win any way. Put it down to lesson learned and move on.

I had one agent here on Samui email me to ask whether I would like to pay 40,000 Baht to have my property in the next issue of their magazine. When I asked wasn't this part of their job considering I am paying them just under 2 million Baht in commission to sell my property they appeared to be upset...
