I would not agree that tourist numbers are down at all, maybe in HH they are but not overall. Personally I would be happy with no tourists.

If you stay in a private apartment via Airbnb or the likes are you covered by insurance if you get hurt in the property, I can bet most have no public liability insurance so the risk is all on you.
Use a formal property that has all the correct insurances and licences.

It is countries like China, Qatar and UAE that will drive change, not western countries which have so many steps to follow and hoops to jump through to get anything done. The mentioned countries leaders simply tell the government to do it and it is done.

Airbnb is banned in many cities; New York, Reykjavic, Amsterdam, Paris, New Orleans, Santa Monica, Ibiza, Berlin to name a few. Main reason is no payment of government taxes, no business license's, pricing local people out of the rental market.

Agreed but this is because Ting Tong Land still relies on staff who speak little English and use bits of paper to record orders, often only writing it down after they have delivered the order.
If they wont develop it is their loss if they undercharge.
